3 Items to Consider When Buying a Home with a Well

1. Research the Area

Water is a shared resource among rural communities. What affects one home’s water supply will most likely affect many others in the same region. Do your due diligence and research water issues in the area before purchasing a home. You can contact the EPA or search their website for current information. Your local realtor may have answers as well. 

2. Know the Regulations

Not only do states have their own water use regulations, but local townships and counties do as well. There are varying water well and treatment regulations, depending on where you live. For example, you may be required to have the quality of the water tested a specific number of times each year. There may also be particular requirements for operating a well water system in Morris County. Check with your local government council or your realtor to discover any current regulations.

3. Schedule a Well Inspection

The most important step when buying a home with a well is to have the well inspected before signing on that dotted line. Not only will this give you an idea of the condition of the well, but it may save you from investing in a damaged or inoperative well system in the first place. It will also give you an idea of what type of repairs you need to be saving for in the future, in order to keep the well working in top-notch condition.
